About Our Products
Understanding prefabricated structural components.
Floor cassettes are prefabricated floor systems built in our factory using dimensional lumber and engineered wood products (LVL, I-joists, glulam). They arrive on site as complete floor sections — sheathed, squared, and ready to be craned into place. This eliminates on-site floor framing, reducing labor requirements and build time by 30–50%.
Modular construction builds entire rooms or volumetric units in a factory and ships them to site. Panelized construction — what NCC does — fabricates structural components (floors, walls, roof panels) that are then assembled on site. Panelized offers more design flexibility, works with conventional trades, and doesn't require the specialized transport that modular needs. It's the practical middle ground between stick framing and full modular.
We manufacture four primary product lines: floor cassettes (our specialty), wall panels (with pre-installed sheathing), roof panels, and stair systems. We also provide 3D/BIM modeling services to coordinate every component before fabrication begins.
We use a combination of dimensional lumber and engineered wood products (EWP) including LVL (Laminated Veneer Lumber), I-joists, and glulam beams. The specific materials are selected based on engineering requirements for each project — span lengths, load ratings, and building code compliance.

NCC serves California and the Pacific Northwest. Our manufacturing facility is in Susanville, CA, and we deliver throughout the Bay Area, Sacramento, Southern California, and Pacific Northwest markets. Our logistics team coordinates delivery schedules to minimize on-site storage needs.
Prefabricated components from NCC typically install 30–50% faster than traditional stick framing. A floor that might take a crew days to frame on site can be craned into place and connected in a fraction of the time. On our 650-unit 801 Brannan project, the time savings across all floors amounted to weeks of schedule compression. Note: NCC manufactures and delivers the panels — your crew handles the installation.
Cost savings vary by project, but many clients see 15–25% reduction in total framing costs. The savings come from multiple factors: reduced on-site labor (30–50% fewer framing hours), less material waste (factory cutting is 80% more efficient), shorter project timelines (reducing general conditions costs), and fewer weather delays since fabrication happens indoors.
We've delivered projects ranging from 9,825 sqft residential customs to 550,000 sqft, 650-unit multi-family complexes. Our sweet spot is multi-family residential and mixed-use projects, but we work across the full range. We've delivered almost 9 million square feet of prefabricated components.
Our Process
How we work from first contact to final installation.
Our process starts with a project consultation and scope review. From there, our design team creates detailed 3D models and shop drawings coordinated with your architectural and structural plans. Once approved, panels are fabricated in our facility with factory-controlled precision. We handle delivery logistics to your job site — your crew handles the installation. Throughout, a dedicated project manager keeps everything coordinated.
Minimal lay-down area is needed. Our delivery schedule is coordinated with the installation sequence — panels arrive just-in-time and go directly from the truck to the crane to their final position. This is a major advantage for urban job sites with limited staging space.
NCC provides shop drawings designed to the engineer's specifications, coordinated with your project's architect and structural engineer of record. NCC does NOT provide engineering or calculations — your project's structural engineer handles all engineering. We work within your permitting framework and provide all documentation needed for plan check approval of our prefabricated systems.
